Luxurious RESIDENCE for up to 8 guests
Chalet Falk has four cosy suites that combine stylish Japandi design with alpine charm, featuring warm natural colours and fabrics. Each sleeps up to 2 guests and includes a private bathroom with rainshower and Occhio Lighting and a 55-inch flat-screen with Netflix and satellite TV.
The FALK LOUNGE
The centrepiece of Chalet Falk, our inviting lounge area – the Falk Lounge – boasts an open design, ideal for cooking and dining together, or just for gathering around the large table or the cosy sofa corner with pop-out window.
Enjoy panoramic mountain views and sundowners through the expansive floor-to-ceiling windows with an 11m span, all while getting warmed up by the open fireplace and having a wonderful time together.
The PRIVATE SPA area
Unwind in our spa area, a private haven lovingly crafted from reclaimed wood, where every detail invites you to calm your senses.
Experience the panoramic Finnish sauna with breathtaking views, then step out into the crisp mountain air before refreshing yourself under a revitalizing rain shower and curling up in one of our inviting hanging loungers – your perfect alpine retreat to relax and recharge.
The heated OUTDOOR POOL
Available all year round, our heated outdoor pool (6.5 x 3.4m) is kept at a perfect 32-33°C for your ultimate comfort. With three whirlpool loungers for relaxation and a counter-current system for active swimming, it offers the perfect blend of leisure and activity – all while immersing you in breathtaking alpine views – day or night, in any season.
Endless OUTDOOR SPACES
With over 230 m² of terraces and balconies, including a yoga & fitness deck, lounge sofa on the upper deck and sunbeds at the poolside, you’ll have ample space to bask in the sun and enjoy the fresh mountain air, the soothing of the wild stream and the beauty of the Nockberge mountains.
The PRIVATE GARDEN
The expansive, well-kept 1,200 m² garden features a cosy fire pit, direct access to the crystal-clear Oswald creek. And breathtaking views of the surrounding alpine meadows and the mountains of the Nockberge Biosphere Park.

Important Information & Details
- All basic rates are per night for up to 4 guests (exceptions possible for specials, please see respective conditions) plus a local tax of €3.90 per person per night and a security deposit of 3.000 EUR which will be refunded after check-out.
- There is an additional charge of €200 per night for each guest over 4, up to a maximum of 8 guests (incl. children) in total.
- The usual minimum stay is 7 nights. Shorter stays from 4 nights are available on request for an additional charge.
- Enjoy the following discounts off the listed prices (excluding special offers):
- 10% discount for stays of minimum 10 nights
- 15% discount for stays of minimum 14 nights
- 20% discount for stays of minimum 21 nights
- 5% loyalty bonus from your 2nd booking with us
- Please note that due to the nature of the house and grounds (outdoor pool, direct access to mountain stream, open fires, etc.) the minimum age for children is 8 years. There are no discounts for children available.
- The chalet is a strictly non-smoking property, but smokers will find an ashtray outside the front door.
- Party groups such as stag/hen parties etc. are not permitted. The same applies to pets.
Included in the chalet price:
- Exclusive, private use of the luxury chalet with all its amenities, including the private spa with a panoramic sauna and the heated outdoor pool with whirlpool loungers. In winter, pool usage may be restricted in extreme weather conditions (in this case, 200€ will be refunded for the days concerned).
- Electricity, water, high-speed internet, firewood and the final cleaning of the property
- One set of high quality linen per person, consisting of 2x towels, 1x bath towel, 1x sauna towel, a cosy bathrobe and bed sheets/linen
- A fine selection of fresh organic bread and rolls from Julius Brantner Brothandwerk, a tea bar and a SMEG coffee machine with Lavazza Cremoso beans
- SonnenscheinCards for all guests, offering discounts and inclusive offers and events in the region
- 10% VAT
Not included, or available at an additional fee:
- The local tourist tax for all guests (3.90€ per night and person)
- Any external services such as private chef, on-site massages, extra cleaning or laundry, airport shuttle, helicopter transport, etc. (all services & prices available on request)
- E-charging station (11 kWh) in the carport for up to 2 electric cars, currently available at €0.60 per kWh, charging at check-out according to actual consumption
Payment & Cancellation
- A deposit of 50% is to be transferred or paid via PayPal to our account within 7 days after receiving your booking confirmation. The remaining 50% is due 14 days prior to arrival, together with the security deposit. Both can be paid by bank transfer or PayPal. The security deposit will be refunded immediately upon check-out.
- If you cancel a confirmed booking, a cancellation fee of 25% of the chalet price will be charged from 90 to 30 days before arrival, 50% from 29 to 7 days before arrival, 90% thereafter. In any case, upon receipt of the booking confirmation, a processing fee of EUR 100 plus the PAYPAL transaction fee for this payment method will be due. We generally recommend purchasing travel cancellation insurance.
